Gov't Highlights Progress on Chesumei’s 1,065-Unit Boma Yangu Housing Project

The government has highlighted progress on the Boma Yangu Chesumei Estate in Kapsabet, Nandi County, a major housing project expected to deliver 1,065 units as part of efforts to expand access to quality and affordable housing.

In a statement on Sunday, September 13, Interior Principal Secretary Raymond Omollo described the development as an important residential project aimed at promoting inclusive community living.

"Launched by President William Ruto in March 2026, the Boma Yangu Chesumei Estate is a major residential development in Chesumei, Kapsabet, Nandi County, designed to expand access to quality housing while fostering inclusive community living," he wrote. 

According to Omollo, the estate will comprise 13 blocks, including four Type C blocks, eight Type B blocks and one Type A block, providing housing units for households across different income levels.

The housing units will be offered under social, affordable and market-rate categories, giving residents a range of options depending on their income and housing needs.

"The development provides housing across three income categories, with Social Housing offering subsidised one-, two- and three-room units; Affordable Housing comprising studios, two-bedroom and three-bedroom apartments; and Market Rate Housing providing larger premium two and three-bedroom units. This mix allows households at different income levels to live within the same planned community," he added.

Beyond residential units, Omollo said the project is designed as an integrated estate with facilities intended to support education, recreation and community activities.

"The estate also incorporates essential social amenities, including four classrooms, an Early Childhood Development centre, a community centre, dining hall and basketball court," he further said.

Omollo noted that the government has also linked the wider development to improvements in education infrastructure in the area, with new classroom blocks planned at three primary schools.

"The wider development is also supporting education infrastructure through new classroom blocks at Nandi Primary, Muslim Primary and Kapsabet Primary schools, with one block planned for each institution," he noted.

Omollo said the project is also providing employment opportunities during construction, with hundreds of workers currently engaged at the site.

"The project is already creating a significant economic footprint, with about 360 workers engaged on site.

"Apart from direct employment, construction is generating demand for materials, transport, skilled services, food and other supplies, creating opportunities for local businesses and workers across the wider construction value chain," he concluded.

Elsewhere, Boma Yangu Nandi Hills Estate has reached approximately 75 per cent completion as demand for quality, affordable and accessible housing continues to rise in the Nandi Hills area.

In a statement on Sunday, September 6, Omollo said the growth is being driven by the area’s expanding tea factories, agriculture, agro-tourism and increasing interest in sports tourism, creating greater demand for housing.

"Tea factories, agriculture, agro-tourism and growing interest in sports tourism are driving rapid growth in the Nandi Hills area, increasing demand for quality, affordable and accessible housing," the statement read.

Omollo said the ongoing housing project is being spearheaded by the State Department for Housing and Urban Development and is intended to respond to the growing demand created by the area's economic expansion.

"The Boma Yangu Nandi Hills Estate, spearheaded by the State Department for Housing and Urban Development and now about 75% complete, responds to the resulting demand for quality, affordable and accessible housing," the statement added.

According to Omollo, the estate will feature six residential blocks containing hundreds of modern housing units, alongside commercial facilities designed to serve residents and provide different housing options.

"The development comprises six residential blocks with 729 modern housing units and 26 integrated commercial shops, offering options across Social Housing, Affordable Housing and Market Rate segments," the statement further read.
