The Kenya Bankers Association (KBA) has revealed the average house prices in various Nairobi estates and satellite towns.
In its Housing Price Index report released on Friday, February 14, the association highlighted Kiambu, South B, South C, Kabete, Komarock, Imara Daima, Membley, Buruburu, Rongai as some of the areas with the cheapest prices for select houses.
Waiyaki Way (Uthiru, Regen, Kinoo, Kikuyu), Mbagathi Road, Ngong Road and Langata were also listed as some of Region 2 areas with cheap prices in comparison with other estates within the city.
As detailed in the report, the average price of townhouses between July and September 2024 was Ksh50 million, followed by maisonettes at Ksh15.5 million.
The average price of apartments was Ksh11.85 million while bungalows were priced at Ksh8.78 million. The price of double-storey houses was Ksh8 million.

Region 1
Conversely, areas listed under Region 1 were the second most expensive areas. They included Athi River, Mlolongo, Mavoko, Ngong, Ruaka, Syokimau, Embakasi and Kahawa Wendani.
Thika, Kitengela, Ruiru, Kasarani, Roysambu and Ruaraka were also included in the Region 1 list.
According to the report, in Region 1, maisonettes are priced at Ksh19.93 million, apartments at Ksh22.75 million, bungalows at Ksh12.69 million and double-storey houses at Ksh14.75 million.
Region 3
Areas in Region 3 recorded some of the highest prices for select houses.
The estates and towns highlighted in this region were Kileleshwa, Kilimani, Lavington, Westlands, Spring Valley, Riverside, Runda, Karen, Garden Estate, Parklands, Ridgeways, Muthaiga, Loresho, Kitisuru, Adams Arcade, Mountain View and Nyari.
For instance. the average price of a townhouse in the region was Ksh59 million while maisonettes were priced at Ksh46.19 million.
The average price of apartments was Ksh18.10 million, bungalows at Ksh7.88 million, and double-storey houses at Ksh12.50 million
